San Jose stretches from dense downtown blocks to foothill neighborhoods and postwar subdivisions. Two homes with similar square footage can support very different routines. Before filtering by finishes, map the trips that repeat every week: work, school, caregiving, transit, groceries, and recreation. Test those trips at the hours you would actually make them.
West and southwest
Willow Glen, Cambrian, Almaden and nearby communities attract buyers comparing established residential streets, access toward Campbell and Los Gatos, and varied school boundaries.
Central San Jose
Downtown and surrounding neighborhoods offer a broader mix of condominiums, townhomes, older houses, transit access, and parcels where zoning or renovation potential matters.
North San Jose
Proximity to major employers and newer attached housing can be convenient, but buyers should compare HOA finances, special assessments, noise, and development plans.
East and south

What to verify before an offer
Review the complete disclosure package, not just the inspection summary. Compare roof, drainage, foundation observations, electrical service, plumbing materials, permits, insurance availability, natural-hazard disclosures, and any HOA documents. For additions or conversions, verify public records and permits rather than relying only on marketing square footage.
Compare the monthly cost, not only the price
A useful comparison includes principal and interest, property taxes, insurance, HOA dues, near-term repairs, and a reserve for maintenance. Financing assumptions should be refreshed before writing because rates, credits, appraisal risk, and cash requirements can change the strength of an offer.
For San Jose sellers
The relevant comparable sales are usually the most similar nearby properties, adjusted for timing, condition, lot utility, school boundary, street exposure, and improvements. Preparation should focus on material condition and buyer confidence before cosmetic work. A pricing recommendation should explain both the supporting evidence and the uncertainty.
